Booking Terms & Conditions

Swilland Mill comprises of The Granary, The Lucam & The Mylen. The following terms apply to all properties whether booked individually or as a whole but may refer to ‘Swilland Mill’ for the sake of clarity.

You can make your booking online via our website or email payment link only. Payment can be made either by credit or debit card.

A non-refundable deposit of 30% of the total balance is due at the time of booking. The booking will not be confirmed until funds have been cleared. The balance will be payable 6 weeks prior to arrival date. Should the booking be placed less than 6 weeks prior to arrival date, the full amount will be due when booking. Once funds have cleared, a confirmation of booking will be issued.

Your card will be pre-authorised only with a £100 security deposit per property but will not be deducted. This is to cover extensive time and/or materials used by cleaners in the event of negligence or for any significant damage or breakages. The property should be kept in the high level of cleanliness it was found in. Should the property be left excessively unclean, the appropriate cost will be charged to your card to cover the additional time and resources spent on cleaning. Please report any damages. Although you will not be charged for very minor breakages, major damage will be charged for. The property is strictly non-smoking and should guests smoke in the property, a charge will be made to cover the cost of additional cleaning of soft furnishings. This charge will be released within 7 – 10 working days after your departure date, providing there is no damage to the property or it’s contents.

Should you need to cancel the booking less than 12 weeks prior to arrival date, you are bound by this agreement to pay for the booking in full, whether or not we have received your final balance. If we succeed in re-letting the booking, you will be refunded the balance if you have already paid it after deduction of a £100 administration fee. The deposit remains non-refundable. We therefore recommend you take out Holiday Cancellation Insurance cover.

We, the Owner, would only cancel your booking if the property should become unavailable for reasons beyond our control. In such circumstances, we would refund all monies paid by you but our liability would not extend beyond this.

The rental price includes central heating, hot water, electricity, bed linen and towels, parking, use of hot tub and all facilities within the property and it’s garden.

We welcome children and babies of all ages.

Sorry, we are unable to accept pets in any part of this property.

This property is strictly non-smoking. Smoking is permitted outside the properties but the smoker’s bins provided must be used.

We are afraid we will not allow any guest to bring their own/hired Amplified Sound Systems for use in the properties or grounds Swilland Mill is within close proximity of other residential properties that may be affected by noise levels. Should any guest fail to adhere to this condition, we may ask all guests within the party to vacate the property immediately.    

The Hot Tub is unsupervised and used at our guests own risk. Our staff maintain and record regular daily checks, however if the Hot Tub is used inappropriately (i.e. foreign objects, over usage causing water loss/spillage or imbalance of chemicals) resulting in the need for the hot tub to be drained/re-filled  a £60 charge will apply to the lead booking member.

Your accommodation will be available from 3pm on the date of your arrival. You will be unable to enter the property prior to this time as we will be ensuring your property is prepared to the highest level of comfort for you.

The property must be vacated by 10am on the departure date. Keys must be returned to the keysafe when leaving the property.

We maintain and inspect this property regularly but in the event of any problems found with any appliance or fitting, please report these to us as soon as possible, particularly if a problem is found upon arrival. We can therefore deal with this promptly and, if necessary, will endeavour to repair or replace items as soon as we can. Under no circum-stances should you attempt to repair items yourself as this could invalidate our contracts and warranties and a charge may therefore be incurred to you.

We will not be liable for any damage or loss of any possessions whilst on this property and it’s grounds. All guests/visitors are responsible for their own safety and we can not accept any liability for any injury unless proven to be caused by our negligence. Vehicles are parked at the sole risk of the vehicle owner.

We will not be liable for any damage, loss or injury caused by natural disasters and other events out of our control. We would recommend guests take out Travel Insurance to cover such circumstances.

Only the number of guests stated at the time of booking are permitted to stay in the property or usage of the grounds for holiday purposes only. Any changes to the number or members of your party must be notified to us immediately and agreed by us prior to arrival. We reserve the right to refuse all guests access to the property if this condition is not adhered to.

In addition to the above;

  • Swilland Mill and it’s grounds must not be used to accommodate additional visitors to those stated at the time of booking for overnight stays. Due to Health & Safety and Insurance reasons, only paying guests booked into the property can sleep overnight at the property.
  • The parking arrangements accommodate our guests only and additional vehicles would cause obstructions to the driveway which is shared with us, the owner.
  • Any items moved between the individual properties must be returned to the correct property before your departure.
  • Bookings made by persons under the age of 21 must be agreed by us prior to confirming the booking. At least one guest in each property must be at least 18 years of age.

Please note, Stag and Hen parties can only be accepted if Swilland Mill is booked as a whole, ie. individual properties can not be booked for a Stag / Hen party.

There is a maximum of 7 car parking spaces at Swilland Mill  (2 for The Granary, 2 for The Mylen and 2-3 for The Lucam). Designated spaces have been allocated to each property and vehicles must be parked within these areas at all times to prevent obstructions to other drivers.

In order to make your booking, we will collect personal information from you which will be stored on our comput-ers/records. These details will not be passed on to any third party but we may contact you in the future should we have any news or special offers etc which we think may be of interest to you.
Swilland Mill including The Granary, The Lucam & The Mylen is used as holiday accommodation only and is therefore exempt from security of tenure under the Rent Act.
